From May 2010 to October 2011, of properties sold in the Hampton Roads, VA area, the percentage of distressed properties sold increased from 21% to 33% (REIN Statistics, 2011). When comparing the sales prices of distressed vs non-distressed properties during the same time frame and in the same area, the average difference between the increased from 30% to 40%. The number of active distressed residential resale properties have increased from 17% to 24%.

Is there a market for investors? The number of distressed properties have sold increased. The distressed property sales price has decreased. The number of active distressed properties have increased. And, the leading real estate indicators are telling us there will be more distressed properties hitting out market over the next year (at the very least).

The Edgehill subdivision in Yorktown is situated close to the Coleman Bridge, Yorktown, and York High School. Edgehill is an established neighborhood with very little turnover. So, what’s the market been like from October ‘10 to October ‘11?

The sales price to list price ratio was 88%, with an average list price of $245,613 and average sales price of $227,342. There were 11 sales during the year, 4 listings expired, and an average market time of 134 days. Edgehill is in a heavy buyer’s market with a 9 month supply of inventory.
